Setting up Contract Insurances with our insurers.
Ensuring Contract Guarantee Bond is provided via Commercial Manager.
Awarding Sub-Contract agreements with Sub-Contracts, at this time maximising profit via price betterment/Main Contractor discounts.
Attending, contributing to and minuting Project Team Meetings.
Attend and contributing to Clients' site meetings.
Keeping master files of correspondence on contract.
Preparing Interim Valuations with Client's Surveyor and agreeing amounts for payment. This involves valuing work executed and materials on site.
Paying Sub-Contractors their appropriate monthly payments.
Re-measuring work using site measurement, measurement from drawings, information from Site Agents/Bonus Department.
Informing Sub-Contractors of Contract variations.
Dealing with contractual problems.
Provision of cost advice to Design Consultants e.g. quotations.
Reporting to Chief Surveyor on job performance via cost/value comparisons.
Preparing Cash Flow Forecasts for the Commercial Manager.
Preparing Surveying Reports for Commercial Manager.
Trying to incorporate specification changes which make us money.
Pricing insurance claims.
Agreeing Sub-Contractor Final Accounts
Agreeing Contract Final Account with Clients' Surveyor following final appraisal
of Contract correspondence, i.e. each Surveyor should read through all
correspondences, purchase order files and invoice files to ensure that nothing has slipped without the appropriate financial reimbursement having been made.
Ensuring that retention monies/additional monies are released and correspondence is boxed for 5 year loft storage.
Ad Hoc contract management duties as and when required.
Ideally applicants will hold a BSc in Quantity Surveying or equivalent
Experience in a similar role working for a main contractor
Broad understanding of standard forms of building contracts
Motivated, enthusiastic individual
Strong written and verbal communication skills
Proven negotiating skills
Accurate budget reporting skills
Valid CSCS card (desirable)
Valid driving licence
