Manage retail properties to ensure adherence to clients standards with regards to property management and customer satisfaction

Minimum Experience:
10 - 12 years in Retail Property Management with at least 3 years. in Management role

Job-Specific Skills:
Large site/multi-site experience of Grade A Sites
New site opening & Extensive Retail Property Management experience is desirable
Mixed Use experience is highly desirable

FRAMEWORKS, BOUNDARIES, & DECISION MAKING AUTHORITY:
The Manager - Retail Property Management reports to the Senior Manager - Property Management and confers with the latter on critical and strategic issues.
Key decisions having significant impact on the Retail Property Management function are referred to the Senior Manager - Property Management for approval before implementation.
The jobholder exercises financial authority as per the level established by the client.

KEY ACCOUNTABILITIES:
Description
Strategy
 Execute the functional strategy in line with the departmental strategy to ensure the achievement of departmental objectives in due course, cost and quality.
Operating Plans and Budgets
 Assist in the development of the department's annual business plan, KPIs and budget,
Policies and Procedures
 Develop and Implement policies, procedures, and operational standards for the function in line with the departmental policies and procedures

Operations
 Manage the individual retail property management staff who act as the main point of contact for retail tenants and ensure adherence of properties to clients standards
 Develop site opening plans for new retail properties and ensure their implementation
 Monitor the footfall and traffic within the retail properties
 Ensure logging of any request/ issue highlighted by the tenant whether through the retail property office or the call center and ensure appropriate steps are undertaken to execute/ resolve it
 Ensure performance of regular and ad-hoc on-site inspections of retail properties common areas, including common areas, to ensure adherence to clients standards and that areas are well maintained
 Ensure the implementation of approved sustainability initiatives in retail properties
 Ensure adherence of tenants with property rules and regulations
 Ensure the management of common facilities and units
 Oversee coordination of tenant handover and renovation requests with Handover & Fit-outs and Retail Leasing
 Oversee completion of FM oversight reports, and communicate to PM and Central FM
 Ensure correct application of HSE standards in properties
 Ensure performance of rent collection for all retail tenants and coordination with Retail Leasing for lease renewals
 Review recommendations for additional income generation from Retail Property Management and communicate relevant initiatives to Property Management (L3)
 Oversee coordination of events in the retail communities
 Ensure coordination with Marketing for tenant newsletter and advertising in retail communities
 Ensure efficiency in the workload allocation amongst the retail PM staff and on-site FM staff
 Coordinate with Retail Leasing, Fit-outs, and respective Asset Manager in the case of non-renewal of lease for inventory control purposes
Continuous Improvement
 Identify opportunities for continuous improvement to enhance performance and quality of work with a view of stakeholders' expectations.

 Follow all relevant safety, quality and environmental management policies, procedures and controls to guarantee employee safety, legislative compliance, delivery of high quality products/services and a responsible environmental attitude.
